
“The Makeover of a Leftover”
The story behind the IGA office building RoundtheCorner
It all started when IGA decided to move their offices and found an opportunity to rescue an old, torn down building in the Mar Mikhael Neighborhood of Beirut City.
“Saving Private …Building” project was launched.
With the growing real estate pressure & lack of interest in the spreading soulless fancy towers & posh neighbourhoods; the hunt for a last bastion with an authentic character in Ashrafieh’s outskirts began.
The Target: a land with serious issues; undesired by developers. The low budget operation “Saving Private Building” triggered the converted architecture & up cycling concepts.
First Design Attempt
Aiming for an ecological approach, our first design integrated most of the green technologies in terms of energy savings, waste reduction, water management, and material selection. We also tried to increase the total area by 40% which had an impact on the structure.
Design Evolution
As our philosophy evolved we wanted to achieve more savings so we did a completely different design this time we didn’t increase the area we simply worked on maximising the use of the existing spaces we focused on making the spaces more flexible in order to accommodate different activities.
